3D INTERIOR AND EXTERIOR VISUALIZATION
We design three-dimensional photorealistic images for any construction. In this way the client is able to see from the beginning of the project the final realistic picture of the building.
PROPERTIES (OR PART OF THEM) WITHOUT BUILDING PERMIT
The engineer’s job is a demanding process that requires to check and control the property in the situation that it now, in comparison with the existing building permit plans. If there are differences then the only way is to make the building legal following the law 4178/2013. This means that the owner pays some money to the Government according the infraction of this building and some money to the engineer.
The differences that are mentioned below are:
- Change the use of the building (residence instead of storage, shop instead of residence, etc.
- Swimming pool without building permit.
- Geometric elements (changes in the dimensions of the building, extra rooms, barbeque, pergolas, etc.)
Energy Performance Certificate
The energy performance certificate is required in rentals, sales of buildings with a total area over 50 m2, in new buildings, in radically renovated building.
The certificate shall be qualified from an energy inspector engineer and is classified in energy class (there are nine categories, from A + to H) according to the energy losses it has. The energy Inspector records and make recommendations for improving the energy efficiency of the building.
